Competitive, but more balanced than 2021-2022. In 2025-2026, many well-priced homes still receive multiple offers within days. Overpriced homes sit 30+ days. Having pre-approval ready and a strong agent who moves fast makes all the difference. Salt Lake County remains more competitive than Utah or Davis County.
